Information regarding 150 Berryknowes Avenue

It is important to us that residents and the wider community are provided with clear information regarding the current situation and future of 150 Berryknowes Avenue.  We hope that this update clarifies any uncertainty or questions you may have.  

 

 

The Scottish Government are funding a series of Single Building Assessments (SBA) across the country on all buildings over 11m high with cladding.  This is mandated by the Housing (Cladding Remediation) (Scotland) Act 2024.  The Assessment is a comprehensive fire safety evaluation which looks at the fire risk of external walls and shared (common) areas.  A Single Building Assessment has been carried out at 150 Berryknowes Avenue.

In light of updated fire safety considerations identified by the SBA at 150 Berryknowes Avenue, we have taken the decision to empty the block and prioritise rehousing for those affected. The safety of our tenants is of vital importance to us and although we appreciate that this situation is not ideal, we are taking all necessary steps.   

All tenants have received direct communication from us, and home visits are ongoing throughout the block to identify detailed tenant circumstances and their needs and aspirations for rehousing.  Tenants will be given assistance with removals when being rehoused and receive the statutory home loss payment of £1500.

While the rehousing process is ongoing, we are working with Scottish Government and Fire Safety consultants, to implement additional safety measures in the block in response to the updated fire safety considerations.  This includes the following – 

  • Provision of Waking Watch Patrol – Trained Fire Wardens on site to inspect and stay vigilant and alert to any fire safety concerns.

  • Fire Door Inspections and remedial works being carried out.
  • Compartmentation improved – where there are gaps in measures that prevent the spread of fire or smoke, we will fix these.
  • Removal of external cladding.
  • Investigation into the installation of temporary communal fire alarm system.

While the cladding is NOT the same as “Grenfell Cladding” it is now not deemed acceptable in terms of fire safety and with the layout of the block and the age and health demographics of the residents, the decision has been taken to prioritise rehousing without further delay.
